We recommend visiting our sales team when you’re feeling ready to build. Ideally, you will have a lot, house plan and a budget number in mind. However, this is not always the case. We can help you figure out these 3 pieces to the puzzle with a visit and preliminary conversation. Come on in!

Most developments will take a refundable deposit on the lot you have chosen, with a window of time set in place to find a builder and plan that works for you. It is comforting to know that your deposit will be given back if you decide not to build. Also, the lot is yours and there is no need to worry about someone else’s interest while you are going through the planning phase.

This question comes up often and is probably the most difficult to answer without knowing your plan and defining the spec. This can be a very miss-leading number in many cases and one that we need information to determine. Price per square foot is a variable which is determined by many factors, such as:

  1. Total square feet finished (Basement finishing lowers sq. ft. price)
  2. Size of footprint
  3. Level of finishing (will drive price up or down)
  4. Type of home (walk-up, 2-storey, rancher, etc.)

Depending on the size of the home, the average time is 7 months from the day you begin digging to the key hand over. Obviously, this time frame can be less than 7 or more but it’s a good starting point.

Keep in mind this does not include the time necessary to plan, budget, and receive the home building permit.

Without a doubt, the finishing that goes into a home is what drives the end price up or down and the square foot price. The big 3, as we call them, are major pieces of the home that have the most impact the on price. They include:

  1. Flooring
  2. Cabinets
  3. Countertops

We will build anywhere in Kelowna and surrounding areas, especially in one of the areas where we are a preferred builder.

During the first year occupying your custom home, you are covered by Rykon Construction Management’s Service Policy to correct defects in materials and workmanship. When you do your final walk-through and inspection with a Rykon representative, before taking possession, we will advise you of the target dates for each of the service calls that might be required so that you get the maximum benefit from each call. And your protection doesn’t end for at least a decade.

As well as the Rykon Service Policy, all our clients are protected by the Travelers Guarantee Home Warranty Program which provides a two-year mechanical defect warranty, a five-year exterior defect warranty, and a 10-year structural defect warranty.

We are serious about client satisfaction A Rykon representative is always available to answer any questions or discuss any concerns that may arise over time. To be absolutely sure all our clients are satisfied, a year after you move into your new home, we follow up again.

We visit to handle any required warranty work, discuss issues or answer questions.
